What is a Commercial Property Inspection

A commercial property inspection is the process of assessing the safety & working condition of the installations in a commercial property, such as an office building, or industrial facility, to determine its overall compliance with SANS regulations and to ensure the property meets the Occupational Health and Safety Act’s regulatory requirements. It involves a thorough inspection of the commercial building’s gas installations, electrical system, water, electric fence system, and structural timber to detect if there are any wood destroying organisms/insects present (beetle inspection). These compliance inspections for commercial properties do not involve pointing out maintenance related defects.

The Price Of A Commercial Property Inspections

Compliance inspection fees are usually fixed depending on which legitimate contractible company you appointed for the COC inspection/s. However, with commercial properties, the inspection fee is based on the size of the property and the timeframe the certified inspectors require to effectively conduct the necessary compliance inspections. At Bugs & Sparks, we offer a very competitive inspection fee of R550/hour. Further discounts applicable when multiple COC inspections are requested for the same property (i.e. Beetle, Gas, Plumbing or Electric Fence).

IMPORTANT NOTE
Our company cannot issue COC’s based on the work of others as the certificate also serves as a guarantee on materials and workmanship.
Please note
the inspection fee is a consultation fee, and not a certificate fee (although Bugs & Sparks does not charge an additional fee for the COC). The fees, therefore, remain payable irrespective of who ultimately issues the certificate.

Our Process

The Difference Between Domestic & Commercial Property Inspections

Domestic property
inspections entail conducting thorough compliance inspections on residential properties such as houses and apartments, and the time frame involved in a domestic property inspection is typically around 30 minutes to 2 hours depending on the size of the property.
Commercial property
inspections are very similar to domestic compliance inspections, with the exception that the inspection fee is based on the time the certified inspectors need to spend on-site to do the various inspections, as opposed to the normal flat fee charged with domestic property inspections. Initially our certified inspectors need to go out to the commercial property to do an assessment, whereafter Bugs & Sparks will quote the client for the inspection/s based on the timeframe the inspectors require to effectively conduct the necessary inspections.
