Frequently asked questions
Which certificates does a seller need?
An electrical COC is required for every transfer. A gas COC is needed if there is a gas installation, an electric fence COC if there is an electric fence, and in Cape Town a plumbing (water) certificate. A beetle certificate is usually a condition of the sale agreement. Your conveyancer will confirm what your sale needs.
Who instructs the inspection?
The seller, the estate agent or the conveyancer can instruct us. We send the certificates to whoever needs them.
